THE CARRIAGE HOUSE

The Carriage House transformation began with a century-old structure that originally served as a horse barn before sitting vacant for decades. The homeowners envisioned reimagining the space as a country club–inspired entertainment retreat — a safe, comfortable, and dynamic environment where family and guests could gather year-round.

The project required a complete interior reconstruction while preserving the historic character of the exterior structure. Construction began with the full demolition of the original horse stalls, stair system, and existing floor framing across both the first and second floors. This extensive structural reset allowed us to reconfigure the interior layout to support modern entertainment features while enhancing the spatial experience of the building.

A defining feature of the renovation was the installation of a sunken floor system designed to accommodate a Full Swing golf simulator. Above, we created a dramatic vaulted ceiling extending to the roofline, transforming the formerly compartmentalized barn into an expansive open entertainment volume.

The remainder of the first floor was thoughtfully programmed around the simulator space and includes a custom walnut bar, a half bathroom, and a comfortable lounge area designed for gathering and spectating.

The second floor was designed as an elevated recreational loft and features a pool and ping pong table, shuffleboard, and multiple gaming areas, creating a layered entertainment experience for both adults and children.

Significant infrastructure upgrades were required to support the new use of the building. The original barn had no running water, gas service, or electrical power. To modernize the structure, we worked closely with a civil engineer to design and install new utility connections, trenching underground from the main residence to extend mechanical, plumbing, gas, and electrical systems to the Carriage House. These upgrades were critical in transforming the structure into a fully functioning, year-round living and entertainment space.

Much of the project’s complexity also occurred below grade. Because the structure originally sat on an aging stone foundation, we systematically underpinned and replaced the entire foundation with a new poured concrete stem wall supported by properly engineered footings. To improve year-round performance and occupant comfort, the entire slab assembly was spray-foam insulated, significantly improving thermal efficiency and moisture control.

The result is a one-of-a-kind recreational retreat that preserves the historic charm of the original carriage house while delivering modern luxury, structural integrity, and high-performance building standards.
